Real Estate and My Virtual Life | DemGen Inc. - Virtual Sales ...

Hello everyone!? My name is Kimberley, and I am DemGen?s Expert of the Month for May.

With this being my final blog of the month, I wanted to circle back to my Real Estate expertise, my personal background, and explain how I am collaborating with DemGen to bring my industry experience into a format partnered with their qualified Virtual Assistant?s, which offers RE Administrative services to the entire Real Estate industry. (Agents, Brokers, and Brokerages).

First, my specific Real Estate background:

1) I am a licensed (and part-time practicing) Broker in Real Estate in Simcoe County;
2) I have been a member of both the Barrie Real Estate Board, as well as the Toronto Real Estate Board (aka TREB);
3) I work as an independent contractor for DemGen, as the Project Manager for DemGen?s newest niche-market ?Real Estate Administration?.
4) I am currently working on completing my PREA Certification (Professional Real Estate Assistant Training & Certification).? I am 75% completed, and I?m happy to say am working towards graduating with a 100% average.? I will be using this certification to further educate our Real Estate Virtual Assistants on the nuances of our special industry, and as it pertains to supporting RE Salespeople.

The world of Real Estate is essentially, in my opinion, an entrepreneurial world, the very same as DemGen (our company) is, as well as the independent contractor ?experts? we have on board with us.? My career with DemGen is a perfect blend of my more recent experience in Real Estate, and my extensive past background in Corporate Executive Assistance.? (Before moving into Real Estate, I held top-level Executive Assistant positions for 12+ years.

The one thing that I have witnessed in my years in Real Estate is that it is uniquely a trade where one must wear many, many, many, many, many hats.??? And the reality being, not many of us (if any of us), can boast that we are excellent at every single aspect it takes to run a successful business.?? I have learned that is nothing to be ashamed of, and in fact, recognizing it early is a very critical step in beginning to lay your foundation of business success.

I think many of my fellow Real Estate colleagues could truthfully say that when they look at the people who are most successful in their areas?. they will find there is a very similar common-denominator.? And that is, quite simply, that they are no longer operating as a one-man, or one-woman show.? Typically, those most successful are the ones who learned that building a team of people around you, each one having their own great talent, is the best formula.? And that alone frees everyone up to focus on their one (or two) true unique ability.? People report they are happiest when pursuing their true passion, no matter what that might be.

Letting go of the reins / control is probably the biggest challenge I would say I?ve witnessed entrepreneurs have had to face.?? Many times the reasoning for not doing it is simply budget-based?.? and let?s face it, it is hard to start up a business and think about sharing the fledgling revenues with anyone else until you are fully established.? And that thinking is certainly not incorrect, in fact, in the very beginning it is probably very smart.?? But, there is that moment?. that ?light-bulb? thing ?. where some people can stand back and truly see that they are actually now getting in their own way.? They are, in fact, the bottle-neck in their own business.? No doubt it is a scary realization, but recognizing it and acknowledging it paves the way to removing that bottle-neck quickly and striving for the next plateau.

?
No one of us can be good at everything, and/or be everything to everybody.? That is why I believe the winning formula is to assemble a team around you for support, allowing you to focus on the areas that you do need to, and allowing everyone to do what they do best.?? As the owner, or leader of your company, you should be concentrating on growth.? Working on your business, and not in your business in the road you need to be on.? (To steal a few well-known cliches).

?
In Real Estate, a huge component of it is administration and record-keeping.? And truly, a BORN sales person is highly unlikely to also be gifted at day-to-day organization, and/or creating administrative systems.? It?s certainly not impossible, but I?d say it is very unlikely.? The mind-set, personalities and methods of operation for those two groups/personality types are infinitely different.? Both very important, but both are very different.

?
Certainly due to the complexity of the industry, regulations, the required finite understanding of the laws & ethics ? a very special need develops when deciding who to add to your team.?? And waiting for the perfect team member to come along just never seems to happen, especially while you are tied up juggling all of those balls yourself ? on a daily basis.

?

James Franco Enjoys Being 'Attached To Iconic' Parts Like 'Oz'

Actor plays title role in Sam Raimi's 'Wizard of Oz' prequel, which also stars Mila Kunis, Zach Braff.

At this point, we're pretty sure there's nothing that James Franco can't do. He's an Academy Award-nominated actor. He's the author of a collection of short stories called "Palo Alto." He directs, produces and writes his own films. He's cast in project after project, including Harmony Korine's "Spring Breakers" and the new Nick at Nite series "Hollywood Heights." He's even directing a documentary based on the world of pornography, all the while attending school in some fashion, as either a student or a teacher. We can hardly keep up!

One of the most anticipated projects on his plate is the Disney film "Oz: The Great and Powerful," in which Franco plays the title role alongside Mila Kunis, Rachel Weisz, Michelle Williams and Zach Braff.

When MTV News caught up with the ever-talented actor, he told us that he enjoys being attached to a multitude of ventures, especially something as legendary as "Oz."

"I do like to do a lot of different things, and I think there is something really nice about being part of a bunch of institutions by being in this film," he explained. "Disney is a place that's been a big part of my life, and a lot of people's lives, since I was a kid. 'The Wizard of Oz' has also been a huge part of my life. The [L. Frank] Baum books were some of the first books I read on my own, so I like being attached to something as iconic as this."

The film, directed by Sam Raimi, is a prequel to "The Wonderful Wizard of Oz" that explains how the wizard came to power in the land. And while the cast is tight-lipped about their roles in the movie, Mila Kunis offered up a tiny explanation about her character, Theodora, to MTV News' Josh Horowitz.

"She's a good person who gets her heart broken," the actress explained. "What happens to young ladies when their heart gets broken?"

"They turn into horrible, evil witches," Horowitz answered.

With a smile, Kunis replied, "You said it, not me."

Robot sailors leave Hawaii in cross-ocean voyage

Four robotic ships have sailed from Hawaii on a trans-Pacific journey that aims to set a new world record for the longest voyage by an unmanned ocean-going vehicle.

The Wave Gliders pulled into port in Hawaii on March 13 for a little rest and relaxation after a record-breaking 3,200-nautical mile, four-month journey from San Francisco.??

The robots are now split into two groups: one pair headed for Australia, the other to Japan. If all goes according to plan, they should complete their remaining 5,000-or-so?nautical miles by the end of 2012 or early 2013.

The vehicles consist of underwater and surface pieces connected by a 23-foot long cable. The underwater wing-like system, the glider, converts wave energy into thrust while the solar panels on the 7-foot long surface float harvest electricity to power sensors.?

The sensors measure things such as temperature, salinity and wave heights, and transmit the data to shore via satellites. Over the course of the year-long journey, the robots are expected to collect and transmit 2.25 million discrete data points, according Liquid Robotics, which built the machines.

The robots were designed to autonomously survey and monitor vast stretches of the open ocean, much of which remains unexplored.

Wave Gliders have been roaming the seas since 2008. The Pac-X Challenge, as their trans-Pacific journey is called, targets some unexplored regions of the oceans and includes an interactive component in partnership with Google Earth that encourages the public to follow along.

The Japan-bound gliders will travel to Guam and cross over the Mariana Trench, the deepest place on Earth recently visited by?explorer/filmmaker?James Cameron. The robots with Australia?s shores in their sights will stop in Fiji.

Automotive Review: About car types and auto insurance rates

Many drivers usually get surprised when they learn about different insurance rates for different car types. They think that it doesn't matter whether it's a small car or a hot rod as long as they have a good driving record and don't get in trouble in traffic. With all this, for auto insurance providers it's a whole other perspective and they will charge you with different premiums according the type of car you're trying to insure. Thus, it's important to understand the following characteristics of each car type and make your decisions correctly if you want your auto insurance budget to be limited:

Small cars. Smaller vehicles are typically cheap and quite comfortable in conditions of heavy traffic. They usually have low engine volumes, top speed, get stolen quite rarely and are inexpensive to handle at repair. However, auto insurance can sometimes be a bit costly for small cars because they tend to get damaged very bad during accidents. It's all about the physics, which states that the smaller object tends to get the most damage regardless of the safety features the manufacturer has included. Because of this, costly claims tend to arise more often with such vehicles, and the insurers respond with respective pricing.

Medium sized cars and family vehicles. This car type is typically regarded as the safest and the cheapest to insure. Sure, there are different makes and models, but the general rule is that these cars are quite safe, have low repair costs and theft rates, and tend to get damaged much less than smaller vehicles during an accident. So you will usually get the best auto insurance rates for this type of vehicles.

SUVs. SUVs like trucks and minivans are very comfortable and give you a whole different perspective in traffic. However, the size can turn into a problem with these vehicles. Due to their size and increased mass as compared to other vehicle types SUVs tend to produce more damage during accidents, especially involving other cars. The claims arising with an SUV are likely to be higher because the other car tends to get damaged quite bad and there are likely to be injuries as well. Coupled with higher repair costs for such vehicles, SUVs are usually more expensive to insure.

Sports vehicles. Being both cool and relatively cheap, sports cars often seem as an advantageous option for car buyers. Nevertheless, when insuring a typical sports car, you will actually have a hard time finding cheap auto insurance because insurers tend to classify such cars as high risk. Increased top speed, engine volume, elevated theft and accident rates as well as the likelihood to produce a very serious car crash all lead to higher auto insurance rates for sports vehicles.

Luxury vehicles. It may seem natural that expensive luxury cars will cost more to insure than other car types. However, it's not because they are expensive to buy - insurers have other reasons to charge higher rates for such vehicles. First of all, these cars are usually very costly to repair, often requiring exclusive and overpriced repair parts that are hard to find in an ordinary repair shop. Besides, such vehicles are often targeted by car thieves and burglars due to their value and scarcity. So don't expect to get cheap auto insurance for any luxury car.

Fairfield County Mom Fights Loophole in Concussion Law | The ...

Children in Connecticut who play on sports teams not affiliated with public schools are not protected by the state concussion law.

Norwalk's Katherine Snedaker is trying to help Connecticut families find their way through a loophole in the Connecticut state law that leaves many young athletes unprotected if they suffer concussions.

NORWALK, Conn. ? Norwalk's Katherine Snedaker, a social worker and longtime parent coach, is working to close a loophole in Connecticut's 2009 concussion law that leaves a majority of children without protection.

With her educational website SportsCAPP.com, she is pushing to not only close this loophole but also to offer parents and sports leagues information on how to address the dangers.

Snedaker was inspired to act when she learned that many concussions could be avoided and a large number reduced in severity if parents and coaches were trained to spot the warning signs before more damage is done.

"The law does not protect the middle school student outside of their school team, or any elementary school kids on the playground or in their early sports lives,'' Snedaker said. "And there is no plan to modify the state law to include these kids because it is hard to enforce the law if most of these coaches do not hold professional coaching licenses."

During the last decade, emergency room visits for sports- and recreation-related traumatic brain injuries, including concussions, increased 60 percent among children and adolescents, according to a report by the federal Centers for Disease Control and Protection.

Parents are becoming more aware of concussions through media coverage but still know little about why more concussions are occurring and which activities are the most risky for kids, Snedaker said.

New research has updated the medical definition of a concussion, and young athletes are now bigger and faster, adding to the increase in cases. "With earlier competitive play, 12 months sports seasons, multisport seasons and better training, today's kids hit harder than previous generations,'' Snedaker said.

Connecticut lawmakers responded to the growing numbers of youth concussions and passed a law two years ago to prevent and reduce head injuries for student athletes. The law requires coaches to take a three-hour training course with a refresher course every five years, and to hold out athletes who exhibit possible symptoms of a concussion until a doctor examines and clears the athlete to return to play.

The law is working well in high schools where coaches and trainers are educated and caring for their students, Snedaker says. But coaches who are not required to follow the law include:

? Any youth coach outside a school team ? including recreaction football, lacrosse, hockey;

? Recreation and town sports coaches;

? Private schools coaches;

? Sport camp coaches; and

? Sports centers and field houses coaches.

According to the CDC?report, the activities associated with the greatest estimated number of reported concussions to the emergency rooms from 2001-09, were (in order) bicycling, football, playground activities, basketball and soccer.

The center also reported these findings:

? Children up to age 9 commonly sustained injuries during playground activities or while bicycling.

? For boys ages 10 to 19, sports- and recreation-related traumatic brain injuries occurred most often while playing football or bicycling.

? Girls ages 10 to 19 sustained sports- and recreation-related TBIs most often while playing soccer or basketball or while bicycling.

Just looking at sports concussions, numbers and rates are highest in football (55,007; 0.47 per 1,000 athlete exposures) and girls soccer (29,167; 0.36 per 1,000 athlete exposures).

It is important to remove an injured child from play, Snedaker said. "We can reduce concussions," she said with coach, player and parent education and awareness of concussions.

Her website spells out safe practices for sports teams and includes information on concussion awareness and prevention. One tool on the website is a new Concussion Recognition and Response app that a coach or parent can use if an athlete suffers a blow, bump or other injury during a game or practice. The app guides the coach through a series of questions and makes a recommendation about whether to remove the athlete from play and get medical attention. The app is available for Apple and Android mobile devices and costs $3.99.

The goal is not for coaches to diagnose a concussion ? which she said only a trained doctor can do. But studies have shown it is essential for coaches and parents to know when a player should be benched. Athletes who are pulled from play immediately after a brain injury tend to recover faster and avoid a second injury, which can make the concussion recover period longer. In rare cases a second blow can also cause death, a condition called Second Impact Syndrome.

"Concussion symptoms can show up hours or even days after a blow to the head or just the body with a whiplash effect to the head," Snedaker said. The damage can be devastating if a child suffers a second concussion before healing properly from the initial blow. She quotes the CDC concussion motto, "when in doubt, sit it out. Better to miss a game than the whole season."

Snedaker has offered to train a number of local soccer teams, but generally finds them resistant to sign up or even to talk about concussions. "Football, lacrosse and hockey teams have jumped on board," she says. "But for some reason, the soccer teams still seem to be resisting the call to action."

After coaching boys for the last eight years in the?Norwalk Lacrosse Association,?Snedaker is well versed on concussions. Her son suffered a number of concussions in the last four years, missing months of school and turning her family's life upside down. "Concussions,'' she said, "can change a family's normal routine when a child cannot attend school or is attending school just part time."

Snedaker is determined to get information to leagues on how they can train coaches and parents at minimal or no cost. "I'm trying to be the bridge between all the free information and training that is on web, and the tired, overworked parents and volunteer coaches who already have too many things to do to run their teams."

By the time this graceful film is over you understand why Japan has declared the bald, bespectacled Jiro a national treasure. Even if you've never tasted sushi, the man's singleness of purpose will inspire you.

Gelb apparently understood that his subject was itself so taking that he wouldn't need filmic embellishments to keep his viewers alert.

Obsessive, we were saying? Oh my, yes, and that's what makes the film so compelling.

The most interesting moments, however, belong not to the chef but to those who labor in his shadow.

As exhausting as Jiro may be, he's also inspiring.

Would you be willing to massage an octopus for 45 minutes, until its flesh possesses just the right amount of chewability? Jiro is.

Even after you've eaten your fill, Gelb's film is memorable not just as a foodie paradise, but as a lovely, insightful portrait of a man in a lifelong search for perfection.

Watching Jiro work with the decades of experience on his side is like watching a master painter adding strokes to a masterpiece.

I can imagine that if you are a sushi lover, then you'll be drooling over the delicious looking scenery, and it maybe even convince you to make a trip to Japan just to try some of the food.

The film similarly guides us smoothly from opening credits to closing without complaint or concern, and before you know it, you've dreamily submitted to 80 minutes of raw fish preparation.

If you ever wondered what is the Art of Sushi, David Gelb's intriguing portrait opens up a whole new world, in which we learn about simplicity, balance and what defines 'deliciousness'

The centerpiece is a gorgeously photographed sequence showing a dinner at Jiro's restaurant, a "concerto" of the many courses (all sushi, no appetizers) that will make any foodie's mouth water.

Thoughtful, gentle and wonderfully restrained, David Gelb's brief documentary Jiro Dreams of Sushi is a portrait of an artist in full flower, a master who has achieved a species of perfection.

Since few (if any) of us will ever be able to actually taste sushi chef Jiro Ono's cuisine -- minimum cost per person to dine there is roughly $300 -- we'll have to console ourselves with the visual bliss of this entertaining documentary.

As artful as it is appetizing.

The parade of dishes is like one note after another in a symphony meant to be appreciated by all the senses.

Yes, it will make you hungry, but it also supplies an understanding of skill and care that's largely lost in today's mechanical world. It's a simple story, yet one with fascinating levels of behavior and expertise to examine.

As simple and elegant as Jiro's preparations, "Sushi" alternates between the master musing on his cooking philosophy (good food, he says, makes him feel "victorious") and footage of the three chefs at work in their minuscule kitchen.

You don't have to like sushi to appreciate a master

This documentary strikes a balance between storytelling and food porn that's hard to come by in foodie flicks. Like a proper sushi meal, "Jiro" left me feeling sated, not stuffed.

Savory documentary, which is especially appetizing for foodies.

Any documentary that can make sushi interesting for 90 minutes clearly does something right.

As a tribute to the art of preparing traditional Japanese cuisine it could hardly be bettered. But it's arguably even more fascinating as a portrait of one man's single-minded devotion to his craft and its effect on the next generation.

Yachtsman kicks off Olympic torch relay in Britain

Yachtsman Ben Ainslie was the first torchbearer as the Olympic flame began its 70-day journey around Britain and Ireland on Saturday ahead of the 2012 London Games.

With the Atlantic Ocean behind him at Land's End, England's most southwesterly point, the triple Olympic gold medallist waited while the flame was flown in by a Royal Navy search and rescue helicopter.

Lieutenant Commander Richard Full carried the flame off the helicopter in a golden lantern, posed briefly for photographers, and took it a short distance to light the torch that Ainslie was holding in the bright morning sunshine.

Ainslie then set off, barely breaking into a jog as he let some of the 3,500 spectators lining the route touch the golden torch whose design has led it to be nicknamed the "cheese grater".

After travelling barely 300 metres (yards), he passed on the torch to 18-year-old Anastassia Swallow, a surfer who is hoping that her sport will one day become an Olympic discipline.

Over the next 10 weeks, the torch will travel 8,000 miles (12,875 kilometres) around England, Scotland, Wales and Northern Ireland and will also visit the Republic of Ireland.

Some 8,000 people -- one for every mile of the route -- will take part in the torch relay as it heads for the Olympic Stadium in east London for the opening ceremony on July 27.

Ainslie, who just a day earlier won a sixth world title in the Finn class as he steps up his efforts to win a fourth Olympic gold, said it had been a special moment for him to start the relay in his home county of Cornwall.

"I'm really very proud for the whole nation," said Britain's greatest Olympic yachtsman, who wore the number 001 on his white London 2012 top.

"It was pretty emotional, so much effort has gone into getting the Olympics in London and it means so much to everyone involved."

On its first leg, the torch was to be carried through Cornwall to the city of Plymouth.

On its 70-day odyssey, it will travel through 1,019 cities, towns and villages and visit landmarks such as Stonehenge.

From June 3-7, it will go to Northern Ireland and then the Republic of Ireland -- the only country outside the United Kingdom on the route.

No overseas legs of the relay have been planned this year after those before the 2008 Beijing Games were hit by protests against China.

The flame was lit in Ancient Olympia in Greece on May 10 and was handed over to the British delegation in Athens in a rain-sodden ceremony on Thursday.

It was flown to Britain on board a British Airways plane renamed The Firefly for the occasion, accompanied by football star David Beckham and Princess Anne, the daughter of Queen Elizabeth II.

Beckham had the honour of lighting the first torch at the Royal Naval Air Station Culdrose in Cornwall on Friday.

In contrast to the shoestring operation when Britain last hosted the Olympics in 1948, just three years after World War II ended, this year's relay is a big-budget affair, with parties and public events at each of its stops.

The oldest runner will be a 100-year-old woman, while Olympians past and present and soldiers injured in Afghanistan will also take part.

But the London 2012 organisers wanted the bulk of people taking part in the relay to be unsung heroes who have helped their community, individuals involved in sport and younger people.

Swallow, the teenager who had taken over the torch from Ainslie, said it was a memorable day but admitted she got "a bit excited and a little crazy and ran too fast".

"I was really surprised by the atmosphere here today. Everyone was cheering and calling my name. It is something I will never forget."

(1) Break down a market/organization into its key activities under each of the major headings in the model,
(2) Assess the potential for adding value via cost advantage or differentiation, or identify current activities where a business appears to be at a competitive disadvantage, and
(3) Determine strategies built around focusing on activities where competitive advantage can be sustained. Delphi Method: Assessment of whether a strategy is likely to be correct or needs change, improvements, etc., on the following basis: *????? A moderator crafts a questionnaire and submits it to a group of experts, without each expert that participates in the group knowing the identity of the other experts in the group,
*????? Each expert responds on its own and without the influence of the group or other dominating individuals,
*????? The moderator compiles the results, and formulates a new questionnaire that is submitted to the group again ( is the usual case), until satisfactory results are achieved. Life cycle analysis: Assessment of whether a strategy is likely to be correct given the stage of the product life cycle on criteria, such as: resources, competences, cost reduction, market growth rate, customer loyalty, etc. Screening strategic options: Evaluating various strategic options by ranking them against the expectations of resources and stakeholders, and/or by decision tree analysis, and/or by scenario planning (i.e. matching options to different future scenarios), etc.

Financial analysis: Assessment of profitability and beneficial impacts likely to accrue from the strategies by the use of various financial measures, and tools, such as: payback period, ROCE, Discounted Cash Flow analysis, Shareholder Value Analysis, funds flow analysis, break-even analysis, sensitivity analysis, cost-benefit analysis ,etc. (note)

Scenario planning: A technique that builds various plausible views of possible futures for a business.? Critical success factor analysis: A technique to identify the areas in which a business must succeed in order to achieve its objectives and outperform the competition. The five forces: The theory that there are five defined factors that influence the development of markets and businesses: v Potential entrants,?
v Existing competitors,
v Existing buyers,
v Existing suppliers and
v Alternative products/services.
Using this model you build a strategy to keep ahead of these influences Market Segmentation: A technique which seeks to identify similarities and differences between groups of customers or users. Directional Policy Matrix: A technique which summarizes the competitive strength of a business?s operations in specific markets. Competitor Analysis: A wide range of techniques and analysis that seeks to summarize a businesses' overall competitive position Change management methodology: The change management methodology examines the current environment with respect to organization culture, communication, organization design, job design, infrastructure, personnel, skills and knowledge, people/machine interfaces, and incentive systems. The following steps may be used for managing changes effectively in any organization:
Identification of the various roles in managing changes,
Establishing and maintenance of successful support for the change management project,
Establishing commitment from all staff involved via? effective communication,
Identification and management of resistance to change, and
Development of cooperation through team work.
